After submitting your application request, a Loan Representative will contact you within 24 to 48 business hours to get started with the Freddie Mac Form 65/Fannie Mae Form 1003 Uniform Residential Loan Application, a confirmation will be sent to your email box.

 

*Before the lender can make a decision on your application request, you must request a Credit Report.* A loan Representative will reach out to you within 24 to 72 hours to get your full authorization to pull your Tri-merge credit report.

 

Once the Freddie Mac Form 65/Fannie Mae Form 1003 Uniform Residential Loan Application has been completed and submitted to the lender with the required financial document, within three Business Days of the application, the Lender will forward the Loan Estimate .  The loan representative will assist you in following through with all required financial documents needed to fully approve your Mortgage Loan Request.

 

*Closing may not take place until the expiration of the seventh (7) Business day waiting period after the consumer has received all of the above disclosures*

 

*Any Re-Disclosure shall be an additional Three (3) day waiting period*

 

*Consumers may shorten the waiting periods with a “Bona Fide” personal financial emergency*

Applicant(s) should complete the form as “Borrower” or “co-Borrower”, as applicable. Co-Borrowers’ information must also be provided (and the appropriate box checked) when the income or assets of a person other than the borrower (including the borrower’s Spouse) will be used as a basis for the loan qualification or the income or assets of the borrower’s Spouse or another person who has community property rights pursuant to state law will not be used as a basis for the loan qualification, but his or her liabilities must be considered because the spouse or other person has community property rights pursuant to applicable law and Borrower resides in a community property state, the security property is located in a community property state, or the borrower is relying on other property located in a community property state as a basis for repayment of the loan.

Once the application is reviewed, within 24 to 72 business hours you will be informed whether you will be issued a “Pre-Approval”, counter offer, or adverse action. The lender, Per the Equal Credit Opportunity Act, shall have 30 days after receiving a completed application of the creditor’s approval, counter offer, or adverse action. Any approval issued by the lender shall have 90 days for expiration.
